How to Qualify Property Buyers on WhatsApp (in Any Language): A Dubai Playbook

- Ready or off-plan: Do they want to move in or rent out now, or buy into a new launch with a payment plan?
- Location: Which communities are on the list? JVC, Dubai Marina, Downtown, Creek Harbour?
- Property type and size: Apartment, townhouse or villa; how many bedrooms?
- Timeline: This month, this quarter, or "just looking"?
Depending on the buyer, two more often matter:
- Financing: cash or mortgage, and whether they're pre-approved.
- Residency goals: some investors ask about UAE Golden Visa eligibility, which is commonly linked to property investments of AED 2 million or more. Always point buyers to the official requirements.
Ask one question at a time
The fastest way to lose a WhatsApp lead is to send this:

It reads like a form, and on a phone it feels like work. Instead, answer their question first, then ask one thing:
Buyer: Is the 2BR in JVC still available?

Speak the buyer's language, literally
Dubai's buyers are international, and many will message you in their first language. Replying in kind builds trust instantly. Here's the same qualifying question across the languages we see most:

A few practical notes:
- Arabic is written right to left, and buyers may write in Gulf dialect or Modern Standard Arabic. A warm, respectful tone matters.
- Hinglish (Hindi written in Latin letters and mixed with English) is extremely common among Indian buyers on WhatsApp. Replying in formal Hindi script can feel oddly stiff.
- Russian buyers often switch between Russian and English; mirror whichever they use.
- Mandarin buyers may use terms like 现房 (ready) and 期房 (off-plan). Knowing the difference avoids confusion early.
Score as you go
